It all began with Fuel and Iron… and cows

On 10-24-1994, Silver Spurs Ranch Property Owner's Association filed for corporate status registration with the state of Colorado. Our primary developer was Colorado Mountain Development, Inc. owned by Jerry Dunn of Englewood, Colorado. Some 6,500 acres was originally purchased from Colorado Fuel and Iron (CF&I). This acreage was developed in six separate phases or Filings. Originally there were 165 total lots available for purchase.

These lots are accessible with twenty-six miles of roads. Through the years, two of the larger lots were sub-divided thus creating 169 lots and all the lots have been sold. The minimum lot size is thirty-five (35) acres. Every property owner shall automatically become a member of the Silver Spurs Ranch Property Owners Association (SSPOA) upon purchase of a lot in the Silver Spurs Ranch subdivision.

The ranch is located west of Interstate Highway 25, seven miles south of Walsenburg, Colorado between Exit 42 and Exit 49. Access is from Rouse Road (CCR 310) or Ideal Road (CCR 330).

The ranch primarily consists of Juniper and Pinyon pine forest, Gambel oak shrubs, Cholla and prickly pear cactus. It has meadows, rock outcroppings and abundant wildlife. The lots have various views of the local mountains: Spanish Peaks, Greenhorn Mountain, and the Sangre De Cristo Mountain range.

It is the intent of the Silver Spurs Ranch covenants to protect and enhance the value, desirability, and attractiveness of said property, and to prevent the construction of improper or unsuitable improvements. Restrictions are kept to a minimum while keeping in constant focus the right of property owners to enjoy their property in attractive surroundings free of nuisances, undue noise and danger. Further, it is intended that the natural environment be disturbed as little as possible.

 The purpose of the association is to use its authority as given by the by-laws:

  • To enforce the protective covenants.

  • To assess and collect property owners’ yearly dues.

  • To provide upkeep and improvements on Silver Spurs roads

  • To represent owners in matters of mutual interest.

  • To administer and lease grazing rights.

We have an active Board of Directors consisting of up to five (5) members and Officers are appointed as needed. The board terms are staggered three-year terms so that experienced members will always be on the board.

The ranch liability insurance is provided through Concorde Insurance, Carried by Chacon Insurance, Policy NPP023G2146-Version 2.

The POA board liability policy is provided by Concorde General Agency and Carried by Hub Insurance, Policy NPP160701.
